Case Study 01 — Estate Administration
The Situation
An elderly Thai woman passed away leaving two adult children and a Bangkok apartment that was jointly registered with a now-deceased spouse. No will existed, and both children had different views on how the estate should proceed.
The Process
We attended an initial consultation with both children together, mapped out the legal position clearly, and were instructed to apply for court appointment as estate administrator. Documentation was filed at the Civil Court, and Land Department matters followed once the appointment was confirmed.
The Outcome
The estate was fully administered within five months. The apartment title was transferred, and the remaining estate distributed equally between the two beneficiaries. Both siblings said the process had helped them reach an agreed outcome during a difficult period.

Case Study 02 — Will Preparation for Expatriate Couple
The Situation
A married couple from Germany, both retired and living in Hua Hin, held a leasehold property and bank accounts in Thailand. They had German wills, but nothing covering their Thai assets, and were uncertain whether their German documents would be sufficient.
The Process
A consultation was arranged via video call. We explained the scope and limits of foreign wills in Thailand and outlined the practical benefit of preparing Thai wills to cover their local assets. Separate Thai wills were drafted for each spouse, reviewed in a second video session, and then executed with witnesses at our Bangkok office during a visit they had already planned.
The Outcome
Both wills were executed and copies retained securely. The couple left with printed bilingual copies and a clear understanding of how their Thai and German documents would work together. Total time from first enquiry to execution: six weeks.
